A prequalification letter is a document issued by a mortgage broker that states the estimated maximum loan amount for which you can expect to be approved to borrow based upon the purchase price (or value) of a particular type of property. This determination is based upon a careful and extensive review of your income, assets, credit profile and several other factors. This document is almost always required by a real estate agent before moving forward with prospective buyers in order to assure other realtors, sellers and attorneys that a potential buyer can reasonably expect a successful transaction with respect to the mortgage loan financing. More importantly, it will tell you the amount you are able to borrow which will allow you to estimate your monthly payment and calculate the total amount of funds you will need to close on your purchase. A prequalification letter is only as good as the loan originator issuing it, so it is vital to work with the right person from the very beginning.
